A Job Order Contracting (JOC) is type of construction management method and works on an as-needed basis. With a JOC, the design phase is not included within the contract. These contracts are common with roofing contracts for projects such as with school districts or military structures, which require emergency services, tenant improvements, and some specified new construction.
A JOC contract is for projects that rely mostly on single trades, like roofing or mechanical work, and on projects estimated to cost no more than $1 million. JOC programs usually span one to two years, which can reduce the timelines for the project, procurement, and unnecessary design. The contractor works closely with the owner which alleviated their involvement.
